Confirm HOA or condo rental rules, required registrations, insurance, and any county-specific obligations.
Use published, consistent application criteria
Define the documents, income analysis, credit or background process, rental history, occupancy standards, pet policy, and other lawful factors before accepting applications. Apply them consistently and protect applicant information. Fair housing laws prohibit discrimination based on protected characteristics, and local protections or source-of-income rules may also apply. Obtain current legal guidance.
Create a clean handoff at move-in
Use a complete lease, required disclosures, verified funds, key and access record, utility instructions, condition report, dated media, maintenance contact method, and emergency information. Clarify whether ongoing management is being provided; a tenant-placement agreement should not be mistaken for a property-management agreement.
