What a local valuation reviews
The analysis looks at recent closed sales, pending activity when available, active competition, failed listings, property type, legal ownership, finished space, bedrooms and baths, garage and parking, lot, upgrades, system age, association fees, and location within the community. Adjustments are not simply a price-per-square-foot calculation; buyer behavior and substitution matter.
From price range to seller net
A seller net estimate can model more than one scenario and account for mortgage payoff, brokerage compensation, transfer and recordation charges as applicable, title or settlement items, agreed repairs or credits, HOA or condo charges, and other transaction-specific expenses. Final figures come from the settlement provider and contract, but an early estimate helps you plan.
The information that improves accuracy
Share major renovations, roof and HVAC age, basement finish, permits, solar or lease obligations, association details, known defects, recent insurance claims, and your desired timing. The objective is not to produce the highest possible number; it is to create a defensible range and a strategy that can be tested against current buyer response.
